The sticker price is only half the story. Here's what your budget actually feels like once you live here:

No state income tax

Washington doesn't tax your paycheck. Coming from Oregon, California, or most other states? That raise is real.

Property taxes ~1%

Ballpark around 1% of assessed value per year in Spokane County — it varies by neighborhood and levies, and I'll pull the exact figure for any home you're eyeing.

Sales tax ~9%

That's the trade for no income tax. Groceries (the staples) are exempt.

Utilities that behave

Northwest hydropower keeps electricity comparatively affordable, and shorter commutes mean less gas money than most metros.

"How Do I Buy a House From 2,000 Miles Away?"

Easier than you think — my relocating buyers do it every month. Here's the play:

A phone or video call about your budget, must-haves, and timeline. I get you pre-approved — that's the mortgage half of me — so you're ready to move fast.

2. I'm your eyes here

Live video tours of every serious contender — including the stuff listings hide: road noise, weird slopes, that neighbor's fence. Then digital signatures on everything.

3. One person, start to keys

Because I'm your REALTOR® and your mortgage broker, there's no telephone game between agent and lender — one call catches everything.

Should you rent first?

Honest answer: sometimes yes. If you've never set foot in Spokane, or your start date is sooner than your house-hunting window, renting for 6–12 months lets you test-drive neighborhoods before you commit. You might lose a little appreciation; you gain certainty. It's a real conversation, not a sales pitch — ask me and I'll tell you which camp you're in.

What about wildfire smoke?

Real talk: some late-summer weeks can get hazy from regional fires — some years barely at all, some years a couple of rough weeks in August. Locals watch the AQI and plan lake days accordingly.

Who actually hires here?

Healthcare is the big one (Providence Sacred Heart, MultiCare), plus Fairchild AFB, the universities (Gonzaga, EWU, Whitworth, WSU Health Sciences), schools, Amazon on the West Plains, and a fast-growing remote-work crowd.

How do I get out of town?

Spokane International (GEG) is 15 minutes from most of town with nonstops to the major western hubs. Seattle is a 3.5–4.5 hour drive or a 55-minute flight.

Do I need AWD for winter?

Helpful, not mandatory. Good snow tires matter more than the badge on the tailgate — plenty of locals run front-wheel drive with proper tires.

Where do I go for healthcare?

Providence Sacred Heart is the region's largest medical center, with MultiCare Deaconess close behind — plus big multi-specialty clinics on the north side, the Valley, and the South Hill.

Can you help before I'm "ready"?
